What is going to happen to existing businesses on the site?
Several spaces on the site are currently vacant. A number may return once the new project is complete, while others may continue their work in other locations. We will miss those who will not return but are committed to creating a space that supports a vibrant mix of business in the future.
Will you have enough parking?
Yes, Riverwalk at Studio City meets parking requirements for the City of Los Angeles and does not require or request any exceptions or reductions under state or local law.
How tall is Riverwalk at Studio City going to be?
The Project is going to be 84-feet high at its tallest.
What is traffic going to be like after the Project is built?
The Project will be evaluated by the Los Angeles Department of Transportation as part of the planning process. One benefit of the Project is the consolidation of driveways along Ventura Boulevard and the addition of a traffic signal. Vehicles will use two designated access points on Ventura Boulevard, and two designated access points on Valleyheart Drive to access the Project.
Why are you asking for exceptions for stepbacks, setbacks, and transitional height requirements?
The City of Los Angeles Municipal Code includes specific requirements to ensure new housing is designed with pedestrians in mind and remains respectful of neighboring properties. These include stepbacks, setbacks, and the City’s “Transitional Height” ordinance. Riverwalk at Studio City presents a unique opportunity to reimagine a cohesive stretch of Ventura Boulevard. The architect, MVE + Partners, has used this opportunity to create a unified design, and the exceptions provide the ability to deliver a stronger, more connected, and community-oriented project. Genton Property Group is working with the Planning Department to develop a plan that not only meets these requirements but also enhances the built environment to become a welcoming destination.
Does this Project comply with the Ventura Boulevard Specific Plan?
Yes, Riverwalk at Studio City complies with the Ventura Specific Plan and is being reviewed by the City Planning Department to ensure compliance.
What CEQA review is required for the Project?
Pursuant to AB 130, Riverwalk at Studio City is exempt from the California Environmental Quality Act (“CEQA”). Riverwalk at Studio City is subject to review by the Planning Department and subject to approval by the City of Los Angeles. For more information on AB 130, please read the implementation memo.
What kind of retail will be on the site?
Riverwalk at Studio City is designed to create a true “third place” welcoming environment where neighbors can gather, shoppers can mingle, and the community can enjoy the connection to the Los Angeles River. Planned retail may include cafes, restaurants, and retail that reflect and complement the surrounding community.
When will the project start?
While there are many factors that can affect construction, we are hoping that we can be ready to start construction in late 2027 and would be built out by 2033.
